By the time you have keys to a house in Lenexa, you have already been evaluated by everyone. A lender pulled your credit, an inspector crawled your attic, an appraiser judged your comps. Then you get to the last step, hiring someone to carry everything you own into the place, and suddenly there is no process at all. You search, you call two numbers, you pick the one who answers.
That is how first time buyers end up with a crew that arrives four hours late on the one day the sellers agreed to be out. Here is a better sequence.
Start with the date, not the mover
Your move date is not the day you feel like moving. It is set by your closing, and closings slip. Funding gets delayed, a repair credit gets renegotiated, a title issue surfaces late.
So before you call anyone, decide two things. What is your target date, and what is your fallback if closing moves by three to five business days. Then ask every company you speak with how they handle a date change and whether it costs you anything. A company that treats a rescheduled closing as normal business is telling you they work with buyers constantly. A company that penalizes it heavily is telling you something too.
If your closing lands in late May through August, book earlier than feels necessary. That window is peak season across the Kansas City metro, and month end Fridays in it fill first.
Confirm they are actually licensed to do the job
Ask for a USDOT number and, if any part of your move crosses a state line, interstate operating authority. Both are searchable through the Federal Motor Carrier Safety Administration’s SAFER system, where you can also see the carrier’s inspection and crash history. It takes about two minutes.

For a move entirely inside Kansas, federal interstate rules do not govern the transaction the same way, and oversight of intrastate household moving falls to the state. Ask the company directly which authority applies to your move and what consumer protections come with it. A legitimate operator explains this without getting defensive. If the answer is vague, keep calling.
Also verify the business address is real. A company with a physical warehouse in the metro has a different accountability profile than a phone number and a website.
Insist on an in home or video survey
Phone quotes for a whole house are guesses. A real estimate comes from someone walking your current place, or at minimum doing a video walkthrough, and counting what you own.
During that survey, watch whether the estimator asks about the destination as well as the origin. Your new Lenexa house matters as much as your apartment. Is the driveway steep? Is there a long walk from the street? Are there stairs, and how tight is the turn at the landing? Is the basement finished and are you putting anything down there? An estimator who only looks at your old place has not priced your actual move.
Learn the three estimate types before you compare
This is where first time buyers lose money, because the numbers look comparable and are not.
- Non binding estimate. An approximation. Final cost is based on actual weight or hours, and it can legitimately come in higher.
- Binding estimate. A fixed price for the inventory listed. If your inventory grows, the price changes, which is why the inventory sheet matters.
- Binding not to exceed. A ceiling. You pay the lower of the estimate or the actual cost.
When you line up three quotes, confirm all three are the same type. A low non binding number next to a binding not to exceed a number is not a comparison, it is an illusion.
Read what is excluded, too. Long carries, stair charges, shuttle service if a full size truck cannot reach the house, appliance disconnection, and bulky item handling for a piano or a safe are common line items. Ask which apply to you specifically.
Understand what valuation coverage actually pays
Movers do not sell insurance. They offer valuation, and the two standard options are very different.
Released value protection is the no additional cost default, and it pays a fixed rate per pound per article. For a heavy item that is inexpensive, that math is fine. For a flat screen television or a laptop, the payout will feel insulting, because weight has nothing to do with value.
Full value protection costs extra and obligates the mover to repair, replace, or settle at current market value. Ask for the deductible options and what is excluded, and ask specifically how they handle items you packed yourself. Self packed boxes are frequently treated differently from crew packed boxes. Check your homeowners policy as well, since coverage for goods in transit varies and it is worth knowing before move day rather than after.
Match the mover to your actual house
Lenexa housing stock is not uniform, and that changes who you want on the truck. Older homes near Old Town tend toward narrower stairwells, tighter door frames, and basements reached by a turn that a two person crew will feel immediately. Newer subdivisions on the west side of the city usually give you a wide driveway and easy truck access but longer carries from curb to front door.

Ask how many crew members are assigned, whether they are employees or day labor, and who the on site lead is. Then ask about protection standards as a matter of course: floor runners, door jamb padding, and blanket wrapping for furniture. Established companies serving the metro, including movers in Lenexa that operate their own warehouse, generally treat those as baseline rather than upsells, so if a quote presents basic protection as an add on, ask why.
Watch for the standard red flags
- A large cash deposit requested up front
- No written estimate, or a quote given entirely over the phone for a full house
- A blank or partially filled contract presented for signature
- No physical business address you can verify
- Pressure to decide immediately because the date is about to go
- A price dramatically below the other quotes you gathered
Any one of these is a reason to slow down. Two of them together is a reason to hang up.
The checklist, condensed
Before you sign:
- Target date set, plus a fallback if closing slips
- USDOT number verified independently
- In home or video survey completed, destination included
- Three quotes of the same estimate type, exclusions reviewed
- Valuation option chosen deliberately, deductible understood
- Crew size, lead contact, and protection standards confirmed
- Complete written contract, nothing blank, no large cash deposit
You spent months being diligent about the house. Give the last ninety minutes of the process the same treatment.
